Bell Hill Opportunity Fund is a private equity fund created to invest in multifamily housing in Worcester Massachusetts, co-sponsored by Civico Development and Sustainable Comfort, Inc. The fund seeks to acquire, renovate, and hold multi-unit properties in areas adjacent to the UMass Medical School campus with a focus on neighborhood-oriented sustainable development.

The Fund is currently seeking $1.5MM in additional equity to acquire and renovate an additional 50 residential units with a primary concentration in the Stanton Loop and Shrewsbury Heights target areas.

Equity and Returns

The Fund is currently seeking $1.5MM in additional equity to acquire and renovate an additional 50 residential units with a primary concentration in the Stanton Loop and Shrewsbury Heights target areas. The projected 14% return accrues over an anticipated 15-year hold period. Additionally, there are several opportunities to increase returns by achieving beneficial refinancing terms and attaining a critical mass of renovated properties in the immediate neighborhood.
